Save Coast Village Road Santa Barbara sign now

To: The City of Santa Barbara Planning Commission

From: Residents and business owners of Santa Barbara, CA

We, the citizens of Santa Barbara, object to the current proposal for development of the Union 76 gas station located on the corner of Olive Mill Road and Coast Village Road.

This proposed mixed-use, 18,196 sq. ft., 3-story development, including eight 2-story condos and 5,000 sq. ft. of office/retail space, is not in any way compatible with the area. It does not conform to the existing zoning or the feel and charm of Coast Village Road and its small buildings. This project is unacceptable in its height, bulk, and density. It would forever obliterate the streets most beautiful mountain views, increase the population, and add to traffic congestion. The numerous zoning and setback modifications requested, if approved, would greatly and adversely affect neighbors.

The massive size would block sunlight to northern neighbors, require excessive water usage from an already strained supply, and the two + years of construction (while similar major construction is going on at the nearby Miramar Hotel, the Hot Springs Road traffic circle and Westmont College) would create noise, pollution and disruption beyond what this semi-rural area needs, wants or can absorb.

The new precedent set for this area would have a negative impact forever.

I have to agree with my wife. Coast Village road is limited in size, so we all know it's not going to change that much. This is one new building of this height, whereas there are at least 3-4 other buildings on CVR that are 4 stories. Where's the preceden

Just think, you to could help reduce carbon emissions, by helping to close down another gas station and allow for more living space in the cramped community of your coastal haven.

Yes, I think this is a great idea! Someone who has the ability and desire to improve our community and is actually going to do it with some class. Half the people on here couldn't even afford/nor if they could would take the time to improve this part of o

Now the facts, since we like to fudge the truth just to get our way, isn't that how local politics work. It does fit all zoning requirements. This project is unacceptable is just personal opinion, by zoning law it conforms to everything. It would decrease

This project is just too big for the corner. The amazing mountain views that one see when entering Montecito will be obliterated!! *** Every morning I drive up Olive Mill Road and just before I reach the stop sign, look up over the roof of the 76 station,
